The Client is deemed to accept this agreement upon booking, accepting the quotation, and the inspector arriving on site. This agreement supersedes any prior oral or written representations by Coastal Inspections.
Full payment is required before the inspection report and summary are provided.
The inspection provides advice on the property’s condition at the time of inspection. It is not an all-encompassing report and is a reasonable attempt to identify obvious or significant defects.
Scope depends on the inspection type selected. Pre-purchase inspections follow AS 4349.1-2007 unless otherwise stated.
Visual appraisal and limited assessment of accessible areas to identify major structural defects. Excludes any non-structural element, e.g., roof plumbing and roof covering, general gas, water and sanitary plumbing, electrical wiring, partition walls, cabinetry, windows, doors, trims, fencing, minor structures, non-structural damp issues, ceiling linings, floor coverings, decorative finishes such as plastering, painting, tiling, etc. An assessment of any aspect or component of the property that cannot be seen or that requires testing and/or measurement to determine soundness. Any area or item that was not, or could not be, observed by the inspector. General maintenance other than that which is deemed to be directly related to the ongoing structural performance of the property. Serviceability damp defects such as condensation, rising damp, lateral damp, falling damp should only be assessed and reported on where structural damage has occurred, is occurring, or may occur.
Includes accessible parts of the building and relevant features within 30m of the building, as agreed.
Inspector may refuse to test/inspect components if operation may cause damage or safety issues. Requires access, operational manuals, and start-up information. No liability for operating components. Water quality, unused gas bayonets, and wood fire systems are excluded. Asbestos presence is based on inspector’s opinion; confirmation requires laboratory testing by the client.
Inspections follow relevant state guidelines. Inspector may refuse to test/inspect if unsafe. Reports are informational only and do not guarantee compliance or safety. Coastal Inspections accepts no liability for accidents or drownings following the report.
Reports include major defects, a general impression of minor defects, and urgent safety hazards.
Visual inspection only. Accessible areas are determined by the inspector. Roof inspection is limited to single-storey dwellings accessible with a 3.6m ladder and safe conditions and only when the slope, roof condition and climate do not reduce safety.
Coastal Inspections need not inspect, or report, on footings, structural design, electrical/plumbing installations, compliance with building codes, air-conditioning, pools, fireplaces, appliances, health hazards, pest activity, landscaping, and other items as listed in the original document.
The initial fee does not include follow-up visits. Quotes will be provided if required.
Estimates are indicative only and not binding. No liability for reliance on estimates unless otherwise stated.
Probable costings are opinions only and may vary. Detailed estimates require a Quantity Surveyor or supplier/tradesman quotes.
The Client indemnifies Coastal Inspections against claims of trespass. Coastal Inspections recommends checking permits for additional construction. It is the responsibility of the Client or Agent to ensure the utilities are on at the time of inspection.
Coastal Inspections may take and retain photographs for documentation and liability protection.
Presence of asbestos is based on inspector’s opinion; confirmation requires laboratory testing. Coastal Inspections is not licensed to handle or remove hazardous materials. Reports may include compliance documents but are based on visual inspection only.
Coastal Inspections retains all rights to the inspection report and data collected. All rights reserved.
If a defect is identified after the report, Coastal Inspections must be notified before remedial work. No liability if remedial action is taken before re-inspection.
This agreement is governed by the laws of New South Wales. Disputes will be resolved in its jurisdiction.
This document constitutes the entire agreement and supersedes all prior communications.
Coastal Inspections is not liable for delays or failures due to events beyond its control, including natural disasters, pandemics, or government restrictions.
